Why Apartments

Steady Cash Flow

Multifamily properties often provide a steady source of income from rents. Since these properties have multiple units, investors can benefit from multiple streams of income. This can be more stable and reliable compared to single-family rentals, where vacancy results in a total loss of rental income for the period.

Economies of Scale

Operating and maintenance costs are spread out over many units. For instance, the cost per unit for maintenance, landscaping, and amenities can be lower compared to managing several single-family properties. This efficiency can lead to higher net operating income relative to the investment's size.

Risk Diversification

With multiple tenants, the financial risk is spread out. If a tenant moves out of a single-family property, it goes 100% vacant. In contrast, if a tenant moves out of one unit in a multifamily property, the impact on the overall income is less significant. This diversification can make cash flow more predictable and reduce the overall risk.

Risk vs Reward

Apartments are one of the highest earning asset classes available, especially when compared to the risk. Historically the S&P 500 has averaged 8-10% all returns for investors. With apartments we target a minimum of 14%

Our Strategy

Market Analysis

We do a deep dive on every market we look at to make sure they meet our criteria for job growth, employment growth, median household income, median property value and crime rate

02.

Find The Deal

By building strong relationships with brokers and sellers we have access to some of the best opportunities available. Once we have found a potential property we do a full underwriting using conservative numbers to make sure they hit our return targets

03.

Funding

We use a combination of banks, creative financing , our own money and money capital partners (passive investors like yourself) to purchase the property

04.

Improve

Once the property has been purchased we put our business plan into action. We start renovating any units that are vacant, updating the exterior and adding amenities

05.

Stabilize

One of the priorities is to fill vacancies as fast as possible. This gives us a stabilized property with happy tenants that in turns provides greater returns

06.

Exit

Somewhere between the 3-5 year mark we look to sell, or refinance the property. This is where the big pay day for our investors comes.
